Seamless Access, Timeless Design: Custom BMU Solution for 1900 Lawrence 

1900 Lawrence, a 440-ft tall, all-glass office building in Denver, Colorado, stands as a testament to modern architecture. Designed by Goettsch Partners and constructed by Hensel Phelps Construction Co., the project was developed by Riverside Investment & Development to embody innovation and functionality. With striking terraces and expansive glass facades, the building required a highly customized façade access solution capable of maintaining its aesthetic appeal while addressing complex cleaning and maintenance needs. 

Meeting the Client’s Needs with Tailored Solutions 

The client sought a discreet and highly functional building maintenance unit (BMU) capable of navigating the building’s modern architectural façade design, including its terraces and large glass façade.  

 To meet these requirements, our team provided a state-of-the-art CoxGomyl telescopic pedestal BMU with the following specifications: 

  • Concealed Design: The BMU is fully hidden when parked, ensuring it does not detract from the building’s visual design. 
  • Aesthetic Integration: The unit features a dark brown finish, blending seamlessly with the building’s color palette.
  • Advanced Functionality: Equipped with a material hoist capable of lifting up to 650 lbs, the BMU supports glass replacement and routine maintenance.
  • Extended Outreach: The unit’s impressive 130-ft outreach ensures access to challenging areas beneath the terraces for thorough cleaning. 

To enhance sustainability, the solution minimizes operational downtime and maximizes efficiency, reflecting the client’s commitment to innovative building maintenance. 

Project Timeline: Seamless Execution and Client Partnership 

The project journey began in 2022, with a commitment to excellence that culminated in the system’s installation in January 2024 and testing & commissioning in February 2024. 

Key milestones included: 

  • Factory Acceptance Testing (FAT): Conducted in September 2023, where the client witnessed the BMU’s performance firsthand at our factory. 
  • Installation: Completed in just three days in January 2024, demonstrating the efficiency of our team. 
  • Service Commitment: The client signed up for ongoing service and maintenance, ensuring the BMU operates at peak performance for years to come. 

The custom telescopic BMU installed at 1900 Lawrence showcases the perfect synergy between sustainable design, innovation, and custom façade solutions. This system not only elevates façade cleaning and maintenance but also sets a benchmark for future high-rise developments.
